The socialist regime couldn\\’t build and maintain enough flats in working order to satisfy the people, private ownership was logically taboo, and private housing was out of the question, except perhaps for some of those family houses. And so the catcopy called cooperative housing was born. An option whereby groups of sufficiently well-off citizens could agree to build a building with flats for themselves. However, although it was quite a private affair, it wasn\\’t actually private ownership. Because nobody owned the flat they occupied, even though they had actually built it with their own money. He only owned a certain share of the whole property. So let\\’s say a couple of percent of his flat, a little bit of each flat occupied by neighbours, a little bit of the corridor and a little bit of the cellar or the attic. It was a private property, but like the state flats, it „belonged to everybody”. Everybody kept everybody in check, nobody could freely dispose of his apartment, because it belonged to all the other inhabitants of the building.Which was pretty much the same under the communists. Living in a state-owned or rented house didn\\’t make that much difference. But the regime has changed and it can be a problem. And those who would like to settle in a cooperative today should know in advance .There may not be problems with a cooperative apartment, but there can be. Especially an unpaid annuity. The point here is that the previous occupant of such a flat did not pay his obligations to the cooperative and with the transfer of such a flat this debt is transferred to the new cooperative owner. So it is advisable to get a certificate from the cooperative in advance about what all is still to be paid for the predecessor who got out of this obligation by leaving the apartment. And the new owner, namely the „owner” of such an apartment – as it was said – is not its owner, unless he eventually does not pay the annuity and does not transfer such an apartment to his personal ownership. And as long as he is not the owner, but a mere tenant-cooperative, he cannot even hope for a bank to give him a mortgage on it. So if someone wants to live in a cooperative, it may not be a bad choice at all. But owning is owning, after all. It\\’s better to have one flat than, say, twenty pieces of flooring in twenty different flats and a couple of tiles in the hallway that you don\\’t even know exactly which ones they are.
